We connect motivated sellers with serious buyers, offering a streamlined alternative to the traditional estate agent process. Our service is designed for homeowners who value speed, clarity, and guaranteed outcomes; making SellTo an ideal fit for high-intent property traffic.
These terms apply to all affiliates participating in the SellTo Affiliate Programme via Awin. By joining and promoting SellTo, affiliates agree to comply with the following terms and conditions.
1. Programme Overview
SellTo operates a UK-focused property acquisition service. The affiliate programme rewards affiliates for generating qualified homeowner leads and, where applicable, completed property purchase transactions.
Commission is offered on a cost-per-lead (CPL) basis and an additional cost-per-acquisition (CPA) basis where a property sale successfully completes.
2. Commission Structure
Affiliates may earn commission as follows:
£10 per valid, qualified lead
£1,000 additional commission per completed property purchase
30-day cookie window
Where a lead results in a completed property sale, affiliates will receive both commissions (£10 + £1,000).
If a lead does not convert into a completed sale, the affiliate will still receive the £10 lead commission, provided the lead is validated and compliant.
All commission values are exclusive of VAT unless otherwise stated.
3. Lead Qualification & Validation
A valid lead must meet all of the following criteria:
The individual is a genuine UK homeowner
Accurate and complete contact details are provided
A real UK residential property is submitted
The lead demonstrates a genuine interest in selling their property
The lead is not a duplicate, test, fraudulent, or incentive-driven submission
SellTo reserves the right to validate all leads and completed transactions before approval. Leads that fail validation criteria will be declined.
4. Sale Completion Commission
The £1,000 completion commission is payable only where:
The lead originated via an approved affiliate referral
SellTo proceeds to purchase the property
The transaction completes successfully (legal completion)
Commission for completed sales will only be approved once completion has occurred and has been fully verified.
5. Prohibited Traffic & Activities
The following activities are strictly prohibited:
Incentivised traffic (unless explicitly approved)
Fake, fraudulent, or self-generated leads
Misleading, deceptive, or false claims about SellTo
Use of SellTo branding in a misleading manner
Spam, unsolicited email, or unlawful messaging practices
Cookie stuffing or forced clicks
Misrepresentation of commission or guaranteed outcomes
Any affiliate found engaging in prohibited activities may have commissions declined and their account terminated.
6. Brand & Marketing Guidelines
Affiliates must:
Represent SellTo accurately and professionally
Not present themselves as SellTo or as an employee/agent of SellTo
Use approved brand assets where provided
Avoid misleading claims regarding speed, guarantees, or outcomes
SellTo reserves the right to request changes to or removal of promotional materials at any time.
7. PPC & Search Activity
Affiliates must not:
Bid on “SellTo” or close brand variations unless explicitly approved
Use SellTo branding in ad copy in a misleading way
Directly impersonate SellTo in paid search listings
Specific PPC terms may be updated or expanded separately within the Awin platform.
8. Commission Approval & Payment
All commissions are tracked and managed via Awin
Leads and sales are subject to validation before approval
Approval times may vary depending on lead review and sale completion timelines
Payments are made in accordance with Awin’s standard payment schedules
SellTo reserves the right to reverse commissions for invalid, fraudulent, or non-compliant activity.
9. Programme Changes & Termination
SellTo reserves the right to:
Amend commission rates or programme terms
Suspend or terminate affiliate participation
Decline leads or commissions that do not meet programme standards
Any material changes will be communicated via Awin where appropriate.
